Do I have to choose one of your standard designs?

No. We can completely custom design a new Granny Flat to suit your block and your needs. We will find a Granny Flat solution for you.

Are tradesmen & contractors insured while working on my property?

Yes, we have all the required current insurance policies for Building Works, Workers Compensation and Public Liability insurance.

How long will it take to get approval before we can start building?

The design and approval process generally takes 6-8 weeks. Your project will be ready for construction after that.

How long does it take to build a Granny Flat?

Generally it takes 10-12 weeks for our Granny Flats to be built after the initial site works and slab has been completed. This is subject to weather and other unforeseen circumstances.

Do you offer a fixed price contract?

Absolutely yes. We use our Granny Flat Approval package to determine all costs before we ask you to sign any Building Contracts. Once the final design and specifications have been agreed on you are presented with a fixed price contract. This will not change unless you request variations to the design or specifications after the signing of the contract.

Can I choose the finishes of my Granny Flat?

Absolutely. Our Interior Designer will work with you to obtain a colour scheme for your new Granny Flat that best suits your surrounds and lifestyle.

What about if I have any mobility issues?

We can custom design a Granny Flat to comply with Disability Access Australian Standard 1428.1-2009.

This will usually include include wider doors, a hobless shower base, safety grab rails and a raised toilet as well as other features that are required.

Can I build to the boundary?

No. There are setback requirements for the construction of a Granny Flat, depending on opening sizes in the wall closest to the boundary. Usually it is at least 1 metre from the properties boundary.

Can the Granny Flat be attached to the main house?

Yes, it can be attached or detached from the main house. Bear in mind though, that in most circumstances it is cheaper to build a Granny Flat as a detached home.

What if my block is an odd shape?

We specialise in Granny Flats custom designed to suit your block and your needs.

How big am I allowed to build my Granny Flat?

Generally, the largest permissible building size is 70m2. This is equivalent to a 2 bedroom unit, with living, dining, kitchen, bathroom and laundry facilities.

You can have an external porch, deck or verandah also, and these are NOT included in the 60m2area. Some councils do permit bigger Granny Flats. Give us a call and we can tell you if yours does.

Is my block suitable?

As long as your block is a minimum of 450m2and is approximately 12.5metre wide block with the relevant clearances from the fence line, we can design a Granny Flat for you.

Do you supply kits?

No. We are builders, so we will build the home in your backyard, from the ground up. All our Granny Flats are constructed on site by our team of specialised tradespeople.
