When you think of accommodating a growing family or older family members, or investing in a property, you always think of moving out or buying a new property. What about all that extra space in your backyard though? You could get a small home built there – for a fraction of the price! Think about all of the benefits of having an independent dwelling right there in your backyard! It offers privacy for family members and creates a source of income for investors. Are you wondering what granny flats look like and what they can be used for? Below, we’ve put together 5 of our favourite granny flats from our projects – we’ve strived to keep them as versatile as possible. Check them out and think about how you can incorporate these designs in your backyard!

1. The Treehouse


Location: Nedlands

Need: With two sons at home (sons studying in university), our client needed a perfect, versatile space to escape to. The space can also double up as an accommodation for friends and family visiting from overseas and other states.

The challenge: While the backyard has rear laneway access, the property has very little off-street parking. We had to come up with a versatile space that would provide parking while complying with City of Nedlands council’s rules and regulations regarding the setback requirements, overlooking of the neighbors’ properties, etc.

Our Solution: Studio style granny flat inspired by the treehouse. One of our best projects to date and our Director’s favorite one! The ‘treehouse’ style allowed us to build a parking space underneath. The simple layout makes it quite spacious and boasts plenty of storage, even to accommodate overseas travellers.


2. Cottage style

Location: Kensington

Need: The owners were looking to build a granny flat to create more space for their teenage sons. Their house is a classic weatherboard cottage but had become very cramped. They had an old studio in the backyard, and this was a great starting point to build an extra two bedrooms along with another bathroom.

The challenge: To make the old studio into a comfortable bedroom and add another bedroom and bathroom which would look like it had always been there.

Our Solution: Since the studio was of good quality, we decided to work with it. We converted the studio into a bedroom, added a bathroom and another bedroom. We also built an undercover parking space with plenty of storage. The result was a classic, cottage style granny flat that transformed the owner’s backyard!

Features/ Inclusions: Classic weatherboard look, raked ceilings, dedicated storeroom, exposed aggregate concrete, semi-ensuite bathroom accessible from both bedrooms.


3. The Entertainer 

Location: Kensington

Need: With a workshop and a pool in the backyard, you can tell these are the party folks! Be it official get togethers, or a house party, the owners of this house wanted a versatile entertaining space in their backyard – by the pool. They also wanted a room for the visitors.

The challenge: With a pool and workshop already in the backyard, we had to ensure setback requirements were met and the granny flat made the most out of the available space in the backyard.

Our Solution: We built a one bedroom granny flat with a raked ceiling. Since the cooking would be done outdoors or in the main house, we didn’t add a kitchen. Instead, we added a servery with bifold window using a slab the owners sourced. Inside there’s work top, a sink and cabinets below to store cutlery and party supplies.

Features/ Inclusions: Raked ceiling, large windows to let in as much light as possible, very functional bathroom, servery with bifold windows, large alfresco area under the main roof.

4. The Downsizer


Location: Willetton

Need:  A young lady was looking to build a granny flat in her backyard, so she could move into it and rent out the main house.

The challenge: The granny flat had to be spacious with plenty to storage. The owner who is passionate about cooking also wanted a feature kitchen.

Our Solution: We built a one-bedroom granny flat. By only having one bedroom this granny flat has a massive living area as well as a large bedroom with plenty of storage. Plenty of glass on the northern side allows lots of natural light into the living areas. It also has a feature kitchen with heaps of cupboard space.

Features/ Inclusions: Custom kitchen with overhead cabinets, glass splashbacks, great orientation which takes full advantage of the available northern light, large bedroom with heaps of storage, full size bathroom with laundry facility built in.

5. Multi-generational 


Location: Hilton

Need:  The owner was looking to build a granny flat in her backyard for her Mum and Dad who moved from Switzerland to be closer to family.

The challenge: The granny flat needed to be private while taking advantage of the northerly aspect available in the backyard. One of the occupants has some mobility challenges so the granny flat had to take this into account.

Our Solution: A two bedroom home with a neat verandah and deck under the main roof. The house features a spacious kitchen and open plan design. The main bedroom is built at one end and the other bedroom was modified to a spare sewing room. It has a large bathroom which is well setup to house the washing machine as well. Everything has been designed with accessibility in mind. It has a flush threshold to the entry, extra wide doorways and handrails throughout the bathroom.

Features/ Inclusions: Three meter high ceilings throughout, flush threshold to entry, extra wide doorways throughout, braced handrails in the bathroom, spacious kitchen, full length verandah taking advantage of the northerly aspect.
