A new building project is always exciting!
Of course, this process is big and expensive which can also be quite stressful. However, you can ease some of that tension simply by planning, researching and reading as much as you can!
Spend time exploring building trends and materials, talk to people in the industry or family/friends, do extensive online research and ask LOTS of questions (remember – there’s no such thing as a stupid question).
Did you know, the average home has over:
- 500 sqm of plasterboard.
- 1,000 metres of electrical cabling.
- 12,000 nails.
Not only that, each building activity is carried out by a different tradesman, the building supervisor must coordinate the trades – carpenters, roofers, plumbers, electricians, tilers, plasterers, painters, concreters and more.
So, add unpredictable weather conditions into the mix and you can understand – building a house is complicated.
Many things can go wrong and any holdups only run over your time and budget.
That’s why it’s important for you to be cautious anytime your builders say: “no problem” or “too easy” and pulls out random facts and figures from their head.
Remove any doubts by simply asking your builder “can I please see your plan?”
Not the house plan. The activity plan or building schedule.
The schedule is used to make sure everything gets done in an organised way.
Movements of individual workers can be tracked, so there’s accountability for every single action. If your builder doesn’t have an activity plan, chances are that they aren’t the right person for the job.
Your builder needs a plan.
And you need to make the right choices along the way.
Without the right guidance, it can become overwhelming. Failing to provide an activity plan is usually a sign of laziness, incompetence, and ignorance. Confucius once said, “A man who does not plan long ahead will find trouble at his door.”
Building a home is complex, and without proper preparation, it can quickly become an ugly situation. That’s why it pays to do your homework, by researching or planning sooner rather than later you can predict issues early down the track and learn how to avoid any nasty surprises.
